                    It seems that summer has gone by very quickly and we are now looking at sending the kiddos back to school with all that entails. Soon it will be time for sweaters, pumpkins and cool days and nights. With that being said I wanted to give you some pointers on how to prepare your homes for the cold days ahead.
                  &#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    
                    * Take steps to ensure that outside faucets (also called sill cocks) and inground irrigation systems don’t freeze and burst. Close any shut-off valves serving outside faucets, then open the outside faucet to drain the line. (There may be a small cap on the faucet you can loosen to facilitate this draining). If you don’t have shut off valves, and your faucets are not “freezeproof” types, you may benefit from styrofoam faucet covers sold in home centers.
                  &#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    
                    *Furnace filters trap dust that would otherwise be deposited on your furniture, woodwork and so on. Clogged filters make it harder to keep your home at a comfortable temperature and can seriously increase your utility bills. A simple monthly cleaning is all it takes to keep these filters breathing free and clear.
                  &#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    
                    Disposable filters can be vacuumed ounce before replacement. Foam filters can also be vacuumed, but they don’t need to be replaced unless they are damaged. Use a soft brush on a vacuum cleaner. If the filter is metal or electrostatic, remove and wash it with a firm water spray.
                  &#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    
                    *Even if you use your fireplace only occasionally, you should check it annually for damage and hazards.
                  &#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    
                    Inspect your flue for creosote. Creosote is a flammable by-product of burning wood. If it accumulates in a flue or chimney, the result can be a devastating fire. Have your chimney inspected annually for creosote buildup. If you use a fireplace or wood stove frequently, have the flue inspected after each cord of wood burned.
                  &#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    
                    For most people, the best option is to have your entire chimney system inspected by a chimney sweep. Once you know what to look for, you can perform the inspection by shining a bright flashlight up the flue, looking for any deposits approaching 1/8 inch thick. These deposits should be cleaned by an experienced chimney sweep.
                  &#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    
                    Look for Flue blockages. Birds love to nest at the top of an unprotected flue. A chimney cap can prevent this from happening. If you don’t have a cap, look up the flu to ensure that there are no obstructions.
                  &#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    
                    Exercise the damper. The damper is the metal plate that opens and closes the flue just above the firebox. Move it to open and closed positions to ensure that it is working properly.
                  &#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    
                    Check your chimney for damage. Make certain that the flue cap (the screen or baffle covering the top of the chimney) is in place. Inspect brick chimneys for loose or broken joints. If access is a problem, use binoculars.
                  &#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    
                    Inspect stovepipes. Cracks in stovepipes attached to wood stoves can release toxic fumes into your home. Throughout the heating season, you should check for corrosion, holes, or loose joints. Clean the stovepipe, and then look for signs of deterioration or looseness. Replace stovepipe if necessary.
                  &#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    
                    Look for corrosion and cracks. Check for signs of rust or cracking in the stove body or legs.
                  &#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    
                    Check safety features. Make sure that any required wall protection is installed according to the manufacturer’s specifications and that the unit sits on an approved floor material. If you have young children, be sure to fence off the stove when it is in operation.
                  &#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    
                    * Review safety features. At least once a year, do a top-to-bottom review of your home’s safety features. This is also a good time to get the family together for a review of your fire evacuation plan. Here’s how to do this:
                  &#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    
                    *Smoke and CO detectors. Replace the batteries in each smoke and carbon monoxide (CO) detector, then vacuum them with a soft brush attachment. Test the detectors by pressing the test button or holding a smoke source (like a blown-out candle) near the unit. If you haven’t already, install a smoke detector on every floor of your home, including the basement.
                  &#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    
                    *Fire Extinguishers. Every home should have at least one fire extinguisher rated for all fire types (look for an A-B-C rating on the label). At a minimum, keep one near the kitchen; having one per floor isn’t a bad idea. Annually, check the indicator on the pressure gauge to make sure the extinguisher is charged. Make certain that the lock pin is intact and firmly in place, and check that the discharge nozzle is not clogged. Clean the extinguisher and check it for dents, scratches, and corrosion. Replace if the damage seems severe. Note: Fire extinguishers that are more than six years old should be replaced. Mark the date of purchase on the new unit with a permanent marker.
                  &#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    
                    *Fire escape plans. Every bedroom, including basement bedrooms, should have two exit paths. Make sure windows aren’t blocked by furniture or other items. Ideally, each upper-floor bedroom should have a rope ladder near the window for emergency exits. Review what to do in case of fire, and arrange a safe meeting place for everyone away from the house.
                  &#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    
                    *General Cleanup. Rid your home of accumulations of old newspapers and leftover hazardous household chemicals. (Check with your state or local Environmental Protection Agency about the proper way to discard dangerous chemicals). Store flammable materials and poisons in approved, clearly labeled containers. Keep a clear space around heaters, furnaces and other heat-producing appliances.
                  &#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    
                    I hope you all have a wonderful and safe fall. It is the time of year to get out and enjoy the last days of summer and enjoy the weather getting a little cooler.
                  &#xD;
  &lt;/p&gt;&#xD;

Don’t miss Los Chicos del 512, a Selena tribute band unlike any you’ve heard before. See them perform 8:00-10:00 PM on the Depot Plaza.

All artists who can put their skill to the pavement are called on for the Chalk Art Festival at Super Day. Artists can work solo or as a pair on one 4’X4′ square. Each artist or pair will be provided with chalk and concrete working surface. Chalk is the only medium allowed for this event. All participants will be provided a palette of chalk. Pairs will receive one palette. Pairs must meet age requirements; although younger ages can step up categories. All artists must state the specific image based on the theme “Be Entertained!” to be drawn prior to confirmation of participation on Super Day. Festival organizers reserve the right to deem subject matter inappropriate. Political or commercial advertisements and statements are not allowed. This is a family friendly event, please keep that in mind when deciding what to create. Applications are due June 15, 2019, and can be mailed to Cheyenne Botanic Gardens, 710 S. Lions Park Dr., Cheyenne, WY 82001. You will receive notice of your acceptance after application date closes. There will be 1st, 2nd and 3rd place prizes for each category:

A fun run (or walk) for those who love entertainment and the outdoors. Costumes are encouraged. Fun is mandatory. The course starts at the North Lions Park Amphitheater and heads north on the Cheyenne Greenway down toward Central High School. Mid-way through the race you’ll stumble upon some fun entertainment. Stay to listen or continue on the route. A time clock will be at the official end of the route to double-check your stats, along with fun awards, drinks, pizza and music. This is not a chipped run, but they guarantee you’ll have fun! Free parking is available in Frontier Parking Lot C for participants. Enter from 8th Ave.

This long distance course heads south past the capitol before heading west under I-25 and up Happy Jack Road to Vedauwoo. Get ready for some fresh air and swift elevation changes! The Tour de Prairie features 25-, 50-, 75- and 100 mile rest stations/turn around points. Breakfast and lunch are included for registered Tour de Prairie riders.

      <title>Spring Maintenance Tips</title>

      <description>It is finally March and hopefully spring is just around the corner! I wanted to give you some maintenance tips that will help keep your home running smoothly and prevent the maintenance man from having to visit your home.
* Vacuum out air registers to remove dust and debris.
* Clean your refrigerator coils to keep the refrigerator running properly.
* Check the caulking around showers and bathtubs and call us to replace it if its cracking or peeling.
* Check your homes crawlspace for water damage, animals or other foreign matter.
* Change furnace filters. This should be done every 3 months.
* Test carbon monoxide and smoke detectors to make sure they’re working correctly. Replace batteries or call the office to replace if necessary.
* Vacuum the lint from the hose of your clothes dryer.
* Test any GFCI outlets: plug in a lamp, hit the test button and then the reset button to see if it turns the light off and then on again.  GFCI stands for Ground Fault Circuit Interrupter. These types of outlets are designed to protect you from severe or fatal electric shocks. They’re often found in the kitchen and bathroom or any place near a water source.
* Remove showerheads and clean them to remove any sediment buildup.
* Check your dishwasher. Look for any signs of leaks under or around it. Check to see that the washer arm isn’t stuck by opening the dishwasher and spinning and lifting the washer arm. Maker sure the drain hose arcs up to prevent backwash from the drain into your dishwasher.

Here are a few helpful tips from our maintenance experts!

                    • Wash marks that appear on walls as soon as you notice them so they don’t become permanent.

• Clean your kitchen appliances, cabinets, and countertops regularly. Avoid using a harsh or abrasive cleaner.
    
  
  
                    &#xD;

• To avoid mildew and rot, use your ventilation fans, open bathroom and kitchen windows as needed, and make sure you keep your home warm during cold, damp weather.

• A clean home will help keep pests away! So make sure to mop, vacuum, and sweep your floors regularly.
    
  
  
                    &#xD;
    &lt;br/&gt;&#xD;
    
                    
  
  
    
• Help keep your plumbing top notch. Do not put paper towels, grease, cat litter or any foreign substance down your toilets or drains.  Once a month boil a big pot of water and pour it down your kitchen sink to dissolve any build up.

    &lt;br/&gt;&#xD;
    
                    
  
  
    
• Keep the outside of your home as beautiful as the inside. If you live in a single-family residence, be sure to mow your lawn at least once a week during the growing season, water it twice a week (depending on weather conditions) and remove leaves and excessive lawn clippings to keep it looking its best. The City of Cheyenne does require that you shovel your walks within 24 hours of a snow fall. Be sure your keep up on your snow removal so the city does not do it for you and bill you for it.

  &lt;p&gt;&#xD;
    
                    Our lives can get very busy and sometimes we can feel overwhelmed with the amount of work it takes to keep our homes looking the way we want them to look. I have found if I plan a bit of time daily or weekly to do the normal, every day chores that keep my home looking the way I want it to, my home can be a sanctuary from the outside world.

                    Hi all! I hope you are enjoying the season and have found some things to do in our community for some down time and to alleviate some of the stress of the season.
                  &#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    
                    Because Christmas is just around the corner, I wanted to give you some tips on how to keep your kitchens running efficiently and problem free. There is nothing more stressful than to be in the middle of cooking Christmas dinner and have the garbage disposal stop up on you or the dishwasher not work just when you need it the most! So, for this week’s blog, the following are some tips on how to prevent the unexpected emergencies.
                  &#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    
                    GARBAGE DISPOSAL; a garbage disposal is one of the most useful gadgets in your kitchen. However, you just can’t put anything and everything in the disposal. Never put bones, pits, shells from shellfish, banana peels, celery, coffee grounds, corn cobs and husks, onion skins, potato skins, beans and rice through the disposal. NEVER pour oil or grease down the drain. Regularly boil one or two pans of water and pour down your sink. This will melt the “gunk” that has built up and allow for free flow. If the disposal does not power on, check the GFCI equipped wall switches closest to faucet; push the reset button if it has tripped. Check the reset button in the cabinet underneath the sink, on base of garbage disposal (this is usually a red button). Check other outlets along the wall in the kitchen. Check the breaker panel box. If the disposal does not drain or makes abnormal noises, carefully check for any foreign objects that may have fallen into the drain. (Do not turn on while your hand or any object is in the disposal.) Try plunging the opposite side of sink to fee up clog.
                  &#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    
                    DISHWASHER; If your dishwasher does not power on, check the GFCI equipped wall switches closest to the dishwasher, push the reset button if it has tripped. Check the breaker panel box. If breaker has tripped and is in the off position, flip breaker. If the breaker is in the on position, flip breaker to the off position, wait 1-2 minutes, flip back to the on position to attempt resetting the system.
                  &#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    
                    REFRIGERATOR; dirty coils hold in heat and make your refrigerator’s motor work harder to cool the inside compartments. Keep coils clean by removing the cover from below the door and vacuuming out the dust that has accumulated. While you’re there, remove the drip pan from underneath the coils. Wash it well and check the drain for clogs before replacing it. If the refrigerator is not powering on, not dispensing ice, or not staying cold enough, check the plug connection to ensure the fridge is plugged in. Check the icemaker lever to ensure it is in the on position. Remove any excess ice from the interior ice dispenser/ice bucket. Check the temperature gauge in the freezer or fridge. Gauges are located inside and at the front of the appliance. Check the GFCI wall switches, push the reset button if tripped. Check the breaker panel box and reset the breaker if it has been tripped.
                  &#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    
                    RANGE; If your oven does not come on or stops working, check the breaker panel box and reset the breaker if it has been tripped. Check to see if it is plugged in.
                  &#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    
                    The above appliances are generally what can cause a Christmas dinner fiasco. If you find you have one of the above problems, please follow the above instructions before calling for a maintenance request. If you find that you have followed all the suggestions and your appliance is still not working report the malfunctioning appliance to Legacy Property Solutions. You can either do that by calling our emergency maintenance number at 307-371-1939 or if it is not an emergency, you can submit a maintenance request on your tenant portal at legacypropertysolutions.org. We will receive the maintenance request on the next business day.

                    Welcome to the Legacy Property Solutions Blog!  Legacy Property Solutions is a full service property management company.  We are in the people business and because of that I wanted to start my blog off with fun things to do with your family and friends.  Because we are at the festive time of year, I wanted to put together a list of some of the fun things that are happening in our community over the next week.      December 6, 7:00 pm, Lakeview Cemetery, 2501 Seymour Ave.                     Join in the walk from the Lakeview Cemetery front gate down a candle-lined path to the Angel Wall in remembrance of loved ones, especially children, who have passed. You are invited to bring a white flower and candle to place at the base of the statue. Cheyenne Angel was dedicated on August 14, 2000. FREE to attend. (Parking is available) Note: Terrain is uneven and unpaved in spots. Wear sturdy walking shoes.
